Crawl Space Moisture & Water Damage in Colorado Homes: Causes, Signs, and Solutions

S&BStars and Bars Restoration•IICRC Certified

Here's a question we ask Southern Colorado homeowners all the time: when was the last time you actually looked in your crawl space?

If you're like most people, the answer is "never" or "not since I bought the house." And that's a problem — because your crawl space is often where water damage starts, mold takes hold, and structural issues develop long before you notice any signs upstairs.

At Stars and Bars Restoration, crawl space moisture problems are one of the most common issues we encounter in homes across Pueblo, Colorado Springs, Cañon City, and throughout Southern Colorado. The good news is these problems are fixable, and catching them early saves you serious money.

Why Colorado Crawl Spaces Get Wet

Despite our dry climate, several factors conspire to put moisture in Colorado crawl spaces:

Snowmelt and Spring Runoff

Every spring, snowmelt from the mountains and foothills saturates the ground. In areas like Colorado Springs' west side, Cañon City along the Arkansas River, and foothill communities near Pueblo, this seasonal groundwater rise pushes moisture up through crawl space floors and through foundation walls.

Monsoon Season

Southern Colorado's monsoon season (July-September) dumps heavy rain that overwhelms drainage around foundations. Without proper grading and guttering, this water finds its way into crawl spaces through foundation vents, cracks, and where the foundation meets the footing.

Poor Drainage and Grading

Many older Southern Colorado homes — especially in established Pueblo neighborhoods and historic Trinidad districts — were built when drainage standards were less rigorous. Flat yards, short downspout extensions, and missing foundation drains channel water right to the crawl space.

Plumbing Leaks

Supply lines and drain pipes running through crawl spaces can develop leaks that go unnoticed for months or years. The warm, dark, enclosed environment means even small leaks create big moisture problems. We've crawled under homes to find active plumbing leaks that homeowners had no idea about — the water had been running for weeks.

Foundation Vent Issues

Traditional vented crawl spaces were designed to let air circulation control moisture. But in practice — especially in Southern Colorado's extreme climate — vents often make things worse. Summer humidity enters through vents and condenses on cooler crawl space surfaces. Winter cold enters and freezes pipes. The building science community now generally recommends sealed (encapsulated) crawl spaces for our region.

Warning Signs of Crawl Space Moisture Problems

Since most homeowners rarely visit their crawl space, look for these upstairs indicators:

  • Musty or earthy odors — Up to 40% of your indoor air comes from your crawl space through a phenomenon called the "stack effect." If your crawl space smells moldy, your house does too.
  • Uneven or bouncy floors — Moisture weakens floor joists and subflooring. If certain areas of your floor feel springy, soft, or sag, crawl space moisture damage could be the cause.
  • Higher-than-expected humidity — If your upstairs feels humid despite Colorado's dry air, moisture may be migrating up from below.
  • Mold on first-floor walls — Mold appearing at the base of walls, in closets, or around floor trim can indicate moisture wicking up from the crawl space.
  • Pest activity — Termites, carpenter ants, rodents, and other pests are attracted to damp crawl spaces. Increased pest activity can signal a moisture problem.
  • Higher energy bills — A wet crawl space undermines your insulation's effectiveness, making your heating and cooling systems work harder.
  • Standing water visible from access door — If you can see water or wet soil when you open your crawl space access, you have an active problem that needs immediate attention.

The Hidden Dangers of Crawl Space Moisture

Ignoring crawl space moisture problems leads to escalating consequences:

Mold Growth

Mold thrives in the dark, humid environment of a wet crawl space. And it doesn't stay down there — mold spores travel upward through your floor system and into your living space. We've tested homes where the air quality upstairs was poor specifically because of extensive mold colonization in the crawl space below.

Structural Damage

Wood floor joists, sill plates, and subflooring that stay damp will eventually rot. This is a serious structural issue that's expensive to repair. We've seen homes where floor joists were so deteriorated from prolonged moisture exposure that sections of flooring were at risk of collapse.

Insulation Failure

Fiberglass batt insulation — the pink or yellow rolls commonly installed in crawl spaces — absorbs moisture and sags away from the subfloor. Once wet, it loses nearly all insulating value and becomes a moisture reservoir that makes the problem worse. It also becomes a habitat for mold and pests.

Foundation Damage

Persistent moisture around and under your foundation can cause concrete to spall, weaken mortar joints in block foundations, and contribute to settling and cracking. Over years, this undermines the structural integrity of your home.

Our Crawl Space Restoration Process

Here's how Stars and Bars handles crawl space moisture problems:

Assessment

We start with a thorough crawl space inspection, measuring moisture levels in soil, structural wood, and air. We identify water sources, assess structural condition, check for mold, and evaluate existing drainage and ventilation. This assessment tells us exactly what's happening and what needs to be done.

Water Removal and Drying

If there's standing water or saturated soil, we extract water using specialized crawl space pumps and set up targeted drying equipment. For crawl spaces, this often includes desiccant dehumidifiers (more effective than refrigerant dehumidifiers in cooler spaces) and directed airflow to dry structural wood.

Mold Remediation

If mold is present — and it usually is in wet crawl spaces — we follow IICRC S520 protocols for mold remediation. This includes HEPA vacuuming affected surfaces, treating with antimicrobial agents, removing unsalvageable materials (like destroyed insulation), and setting up containment to prevent spore migration upstairs during the work.

Structural Repairs

Damaged floor joists, sill plates, or subflooring get repaired or replaced. We sister new joists alongside weakened ones, replace rotted sill plates, and ensure your floor system is structurally sound.

Moisture Prevention

Depending on your home's specific needs, we implement one or more of these solutions:

  • Crawl space encapsulation — A heavy-duty vapor barrier covering the entire floor and walls, sealed at seams and penetrations. This is the gold standard for crawl space moisture control in Colorado.
  • Dehumidifier installation — A commercial-grade crawl space dehumidifier maintains optimal humidity year-round.
  • Sump pump installation — For crawl spaces with recurring water intrusion, a sump pump with battery backup provides reliable drainage.
  • Drainage improvements — Exterior grading corrections, French drains, and downspout extensions to keep water away from your foundation.
  • Vent sealing — Closing foundation vents and sealing the crawl space from outdoor air infiltration.

What It Costs and What Insurance Covers

Crawl space moisture remediation costs vary widely depending on the severity:

  • Simple drying and mold treatment — $1,500-$5,000
  • Full encapsulation — $5,000-$15,000 depending on crawl space size
  • Structural repairs — $2,000-$10,000+ depending on extent of damage

Insurance coverage depends on the cause:

  • Sudden plumbing failure — Typically covered
  • Gradual moisture intrusion — Typically NOT covered (considered maintenance)
  • Post-flood mold remediation — May be covered if the initial water event was covered

We help you determine what portions of the work may be covered and assist with the claims process. Check our guide to water damage insurance claims for more details.

Get Your Crawl Space Inspected

If you haven't looked in your crawl space recently — or ever — now is the time. Call Stars and Bars Restoration at (719) 676-2456 for a professional crawl space assessment. We'll tell you exactly what's going on down there and what, if anything, needs to be done.
